Design-Build
Design-build puts design coordination and construction under one team, so budget, schedule, and constructability are considered together from day one.
Request a QuoteOverview
Instead of finishing drawings and hoping the pricing works, we develop the design alongside real cost information. Owners see the budget implications of decisions while there is still time to adjust.
EVO coordinates with architects and engineers, manages permitting, and then builds the project — one point of responsibility from concept through completion.

Planning Your Design-Build Project
How Design-Build Works
In design-build, the owner hires one team responsible for both design and construction. Instead of finishing drawings, sending them out to bid, and hoping the numbers come back on budget, the builder is involved from the first sketch — pricing ideas as they develop.
We coordinate the architects and engineers, carry the project through permitting, and build it, so there is one contract and one point of responsibility from concept to occupancy.
Budget Decisions Made Early
The biggest advantage of design-build is cost visibility. Because construction pricing runs alongside design, decisions about building size, structure, systems, and finishes are made with real numbers in hand. Value analysis happens before drawings are complete, when changes cost the least.
That means fewer surprises at bid time and fewer redesigns to get a project back on budget.
A Faster Path to Occupancy
With design and construction overlapping, site work and long-lead materials can move forward while later design details are finalized. For owners with a lease date, a growing operation, or a seasonal deadline, that overlap can shorten the overall timeline compared with a traditional design-bid-build sequence.
When Design-Build Is the Right Fit
Design-build works best for owners who know what they need the building to do but do not yet have drawings — new offices, shops, clinics, retail buildings, additions, and agricultural facilities. If you already have completed plans from an architect, our general contracting service may be the better fit.
Common Questions
Questions Minnesota Owners Ask.
Is design-build more expensive?
Not usually. Because pricing happens during design, the project is shaped to the budget from the start, which often avoids the redesign and rebidding costs that can come with a traditional approach.
Do I still get input on the design?
Yes. You make the decisions on layout, appearance, and finishes. We bring the design professionals and pricing so each decision is informed.
Who handles permits?
We coordinate the drawings and submittals needed for building permits with the local jurisdiction as part of the design-build scope.
How early should we contact you?
As soon as you are considering a project. The earliest conversations — site, size, and budget — are where design-build adds the most value.
