Planning Guide

Planning Your Commercial Renovations Project

Commercial Remodeling Without Shutting Down

Most of the buildings we renovate are still in use. Offices stay staffed, clinics keep seeing patients, and retail keeps its doors open while the work happens around them. That is the hard part of renovation, and it is where planning matters most.

We phase the work so only part of the building is under construction at a time, schedule noisy or disruptive tasks outside business hours where needed, and keep exits, restrooms, and access routes open and safe throughout the project.

Finding the Unknowns Before They Find You

Existing buildings hide surprises — outdated wiring, unmarked utilities, structural conditions that differ from the original drawings. We review existing conditions before pricing, open up selective areas where it makes sense, and build realistic allowances into the budget so a discovery behind a wall is a managed event, not a crisis.

That upfront investigation is what separates a renovation that holds its budget from one that grows a change order every week.

Dust, Noise, and Access Control

Working in an occupied building means containing the mess. We use dust partitions and negative-air containment where work borders occupied space, protect finished floors and adjacent areas, and coordinate daily with your staff or building manager on what is happening and where.

Deliveries, debris removal, and trade parking are planned so your customers and employees can still get in and out normally.

Upgrades That Modernize the Building

Renovation is often the right time to address the building itself, not just the finishes. Lighting and electrical upgrades, HVAC improvements, accessibility updates, and reconfigured layouts can all be folded into the same project, so the building works better when the work is done — not just looks better.

The finish work is part of the same plan. Metal stud framing and drywall, acoustical ceilings, resilient flooring, and painting are scheduled and priced with the surrounding work, so one project takes the space from framing to a finished, ready-to-use interior.

Common Questions

Questions Minnesota Owners Ask.

Can you renovate our building while we stay open?

Yes, in most cases. We phase the work, contain dust and noise, and schedule disruptive tasks around your business hours so operations can continue.

How do you budget for surprises inside an existing building?

We investigate existing conditions before pricing and carry clear allowances for the unknowns, so discoveries are handled within a planned budget rather than as open-ended extras.

Do you handle permits for renovation work?

Yes. We coordinate the permits and inspections required for the scope, including any code or accessibility upgrades the work triggers.

What kinds of buildings do you renovate?

Offices, retail spaces, clinics, restaurants, and light industrial facilities throughout Central Minnesota.
